Some properties below the €800k Prime Zone threshold qualify for the Golden Visa when combined with our team's structuring guidance, or when purchased as part of a restoration tier. Ask us how.

What is the Golden Visa?

The Greek Golden Visa is a residence-by-investment program launched in 2013. By purchasing qualifying real estate, non-EU investors and their families receive a renewable five-year Greek residence permit — with full Schengen travel rights and no requirement to actually live in Greece. It's one of the most accessible residency pathways in the EU, and Greece's property market continues to make it one of the most attractive.

How It Works — Five Steps

From property search to residence permit, most clients complete the process in 2–4 months.

  1. 1

    Choose a Property

Select a qualifying property at the €250k, €400k or €800k threshold. We handle the shortlist.

  2. 2

Reserve & Get a Greek Tax ID

Sign a reservation, open a Greek bank account, and receive your AFM (tax number) through power of attorney.

  3. 3

    Complete the Purchase

Transfer funds, sign the contract at a Greek notary, and register the title in your name.

  4. 4

    Submit the Application

File biometrics and supporting documents with the Greek Migration Ministry. You receive an interim certificate immediately.

  5. 5

    Receive Your Golden Visa

Your five-year residence card arrives. Bring your spouse, children under 21, and dependent parents under the same permit.

Investment Thresholds (2026)

Greece tiered the program in 2024. Where you buy determines the minimum you invest.

  • Mykonos & Santorini

Single property, minimum 120 m²

€400k

  • Rest of mainland Greece
  • Smaller Greek islands

Restoration & Conversion

Lowest entry — limited supply

2024–2026 Update: The program was restructured in September 2024. The previous €250,000 universal threshold was raised in popular areas to cool the housing market. Multiple properties can no longer be combined to meet the threshold — one property must satisfy it alone (except for restoration projects).

What You Get

EU Residency

A renewable five-year residence permit. Keep it forever as long as you keep the property.

Schengen Access

Travel freely across 26 European countries without additional visas.

Family Included

Spouse, children under 21, and dependent parents on both sides — one investment, one permit family.

No Minimum Stay

You're not required to live in Greece. Visit when you like — keep your business and life wherever they are.

Rental Income

Lease the property to long-term tenants. Short-term (Airbnb) is permitted in many areas with restrictions.

Path to Citizenship

After seven years of residency — including time on the Golden Visa — you may apply for Greek (and EU) citizenship.
